REAL ESTATE SALE DIFFERENCES: FLIPPED PROPERTIES, RESIDENCE, RENTALS, AIR BNB. What are the different tax treatments when you sell different types of real estate? Will it be capital gains or ordinary income? Can the tax be deferred? Does it matter what type of entity owns the property? Join us while we go over the tax treatments of these different real estate sales and then discuss another way to defer the gains. Bring your puzzling transactions and we’ll try to solve the puzzle.

OPPORTUNITY ZONES – ANOTHER INVESTMENT OPPORTUNITYYour client has a problem – their 1031 exchange fell through! Or that stock they sold has a much larger gain than they were expecting! They sold their residence and want to defer the gain. When you show knowledge about using an Opportunity Zone – they will think that you are truly a wizard!

Presenters: Ruth Godfrey, EA and Sharon Hardy, EA

Ruth Godfrey, EA has been an Enrolled Agent since 1984 and is President of Godfrey and Hardy Tax & Business Services Inc. She works with both individuals and businesses in her tax practice. Prior to becoming an Enrolled Agent Ruth was a licensed real estate agent specializing in 1031 exchanges. She has many clients involved in real estate and she also has kept in contact with the real estate market even though no longer a licensee. Ruth conducts seminars and workshops on a variety of subjects for tax preparers, tax payers, and other business professionals. She is frequently of consult to other tax preparers as well as to real estate professionals on the proper structuring and reporting of real estate transactions. Ruth is a past president of CSTC and the Inland Empire CSTC Chapter as well as a Past-Chairman of the California Tax Education Council (CTEC). She is currently serving CSTC as Parliamentarian. Ruth is a Fellow of the National Tax Practice Institute of NAEA and is the NSA District Governor for District X. Involved in civic groups as well as professional, Ruth has also served as president of the Ontario, California, Chamber of Commerce.

Sharon Hardy, EA Sharon has been preparing taxes since 1991 and she obtained her EA credential in 1994. She is the Vice-President of Godfrey and Hardy Tax & Business Services, Inc. where she specializes in individuals and estate and trust taxation. She also serves as a trustee for several individuals. Sharon is currently serving CSTC as Society Secretary. She has co-authored the CSTC Fundamentals course and has served as Society President and Secretary. Shari has taught tax classes for H & R Block, CSTC, the Citrus Estate Planning Group. Sharon also has firsthand knowledge of non-profit operations having served as both a church administrator and fundraiser. She is a past member of the Planned Giving Round Table, Los Angeles Chapter.
