Topic: 

In the complex world of tax law, there are two sides: the renter and the commissioner. In this course, attendees will explore the high-stakes battle between these two entities as they navigate the murky waters of tax law. From analyzing case studies to dissecting relevant statutes, attendees will gain a comprehensive understanding of the tax system, how it impacts renters, and how a tax professional can help. With an emphasis on practical application, this course will prepare attendees to navigate tax law and order confidently, whether representing the renter or preparing their tax returns.
1. Understand Section 469 of the Internal Revenue Code regarding passive activity losses and credits.
2. Analyze allowed deductions and how to substantiate them.
3. Gain knowledge of Section 280A of the Internal Revenue Code regarding personal use of a residence, including calculating allowable deductions and navigating limitations.

Presenter:

David Hilliard EA NTPI Fellow
David graduated from Cal Poly Pomona in 2001 with a degree in Animal Health Science. After 20 years of developing into an expert equestrian and entertaining millions, he naturally transitioned to the tax industry in 2009. David brings with him over 25 years of management and customer service experience. He has a passion for defending taxpayer rights with a no-nonsense approach and representing clients in front of the IRS and other government agencies.Driven by his eagerness to serve, David has volunteered to hold many positions with the state and local chapters of the California Society of Enrolled Agents. Currently, he serves as the President of CSEA and is the Immediate Past President of the Orange County Chapter. When he is not acting in his leadership capacity in the professional world, he loves to spend time with his wife (Patricia), 3 kids (Ella, Melody, and Wyatt), and golden retriever (Montana).
