Part One: Workshop - 1031 Exchanges Part 1
This course will provide an overview of 1031 Exchange. It will discuss the 1031 guidelines, the benefits of participating in a 1031 Exchange, like-kind property, qualifying replacement property and what takes to successfully complete a tax deferred Exchange. Finally, we will dive into more complex 1031 issues including: Seller Financing, Partnerships, related party transactions and the reverse and improvement Exchange.

Part Two: Dinner Meeting - 1031 Exchanges Part 2
This course will be a continuation and provide an overview on how to fill out 1031 Exchange sample forms. There will be time for open Discussions, questions, and problems you may be discovering on your tax returns.

James Callejas from IPX 1031
James Callejas a San Francisco Native is Vice President of National Accounts with Investment Property Exchange Services Inc. James is responsible for business cultivation and development Nationwide. His 25 years of expertise in the 1031 Exchange industry has come in the form of structuring, coordinating, and procuring all types of exchanges, including: Delayed, Simultaneous, Reverse and Build-to-Suit Exchanges. James had conducted thousands of seminars on different topics related to real estate, tax, estate planning and personal property. He teaches Continuing Legal Education and Continuing Professional Education to Attorneys and CPAs. Additionally, James is often asked to speak at real estate forums for Commercial Brokers, Agents Wealth Managers, Principals, and other assorted real estate professionals. James currently resides in Walnut Creek and received his B.A. from the University of California at Berkeley.

In the fall of 1992, I saw an H & R Block ad offering a tax school at the local office. During this brief 10-week course I was intrigued by this profession. Soon after, I purchased a client list from an office that was closing. At that time, all 20-30 returns were done by hand. On New Year’s Eve 1997, I submitted a resume to the H & R Block local office and was hired. This began an 8-year journey into computer generated tax returns and meeting fascinating clients along the way. In May of 2004, I open my private tax and bookkeeping practice and thoroughly enjoyed the world of self-employment. I passed the S.E.E. in 2005 and became an enrolled agent. Feeling the need to be a part of a larger family, in 2007, I discovered the Liberty Tax franchise system. In 2008, I became one of Liberty’s online basic California tax course and federal Rapid course trainers. Then in 2015, while still operating my two offices, I was hired as Corporate Tax School Coordinator for Liberty, handling all state tax education licensing and online instruction.
